Advance Apartment was sold for S$26.5 million to the local corporation to build the Zyanya Condo?
Zyanya Condo will be rebuilt on an 11,429 square foot site and is planned for residential or institutional use at a total lot rate of 2.8. Source: Internet.
Zyanya Condo was rebuilt from the old Advance Apartment project, located at 8 Lorong 25A Geylang. Advance Apartment was sold for S$26.5 million after the second collective sale.
The selling price of S$26.5 million corresponds to a land rate of about S$877 per square foot per lot (psf ppr) or S$861 psf ppr after factoring in the total balcony floor area 7% bonus (GFA) and a corresponding estimated development fee of about S$3 million.
According to Mr. Nicholas Ng - Senior Director of JLL, with this sale price, the owner will receive the total sale amount from S$1.7 million to over S$2 million. He said the site has attracted many requests from developers and small and medium-sized organizations.
It is known that this land has an area of 11,429 square feet (sq ft) and is planned for residential or institutional use with a total lot ratio of 2.8 and an allowable height of up to 8 stories. , according to the 2019 Master Plan of the Urban Redevelopment Authority.
According to JLL, a developer can configure the GFA allowable area of 32,001 sq ft to accommodate up to 34 apartments with an average size of 900-925 sq ft.
